What is the current status if I am purchasing my home using the Government Help to Buy Scheme?

BoKlok fully appreciates that the majority of you have purchased your home at BoKlok on the Brook with the benefit of the Government’s Help to Buy scheme. There is a deadline for all housebuilders to be 'practically complete' by no later than the 17th March 2023 (previously 31st January 2023, but revised by H2B on 26th January 2023 - prior to that it was 31st December 2022 but revised by H2B on the 2nd December 2022), this references build completion, with legal completions no later than the 31st March 2023, as this is when the scheme comes to an end.  

Due to us having to rely on a number of third parties we cannot offer a 'guarantee' we can meet this date. However, we are confident that we will be able to meet this deadline and we would like to assure you that everyone within the BoKlok team is working with all the necessary services and trades to achieve the completion of your homes as soon as we can.

What happens if my mortgage offer comes to an end?

During the sales process the sales team at BoKlok have been assisting a number of you to extend or reapply for your mortgages. The sales team will continue to work alongside you and should you have any queries in this regard please do make contact with the BoKlok sales team or New Homes Mortgage Helpline/your mortgage broker in the first instance.

Can I withdraw from my purchase at BoKlok on the Brook?

The BoKlok Team want to assure you that we will do everything we can to support any decisions you make with regard to your home purchase. With so many of you taking up the Help to Buy initiative, we know that now is the only time you will be able to purchase a home using this scheme, with it coming to an end and we are working hard to deliver in the timescales needed to achieve this. Should you feel that you have no alternative but to withdraw, then we would firstly ask that you speak with your legal advisors to understand your contractual position. The BoKlok sales team will work together with you both to ensure this process runs as smoothly as possible.

With reference to ‘breaches of contract’, for clarity, the longstop date within the legal contract is to give you - the purchaser - the opportunity to terminate if BoKlok does not achieve practical completion by the longstop date provided on exchange. For further advice we would recommend you contact your solicitor. However, for guidance the longstop date would have been 12 months from the anticipated completion date for the apartments and six months for the houses.

What measures are being put in place to avoid further delays?

The construction team have extended working hours on site and are also bringing in additional labour where it can be sourced. As an industry, construction has been suffering since Brexit with the highest level of vacancies and lowest level of employment in years. However, whenever possible we will be bringing in additional labour to support the workforce.

What is meant by ‘practical completion’?

Practical completion is the point at which a building project is complete with service connections and building control/warranty sign-off. Only minor defects, which can be put right without undue interference or disturbance to an occupier, can remain outstanding.

With news of some lenders withdrawing from the market, is there any risk of my mortgage offer being withdrawn?

As long as you have an existing mortgage offer in place, your lender will honour that offer - this includes those lenders who have temporarily withdrawn from the market.

What if I need to extend or renew my mortgage offer?

In the event you need to extend your current mortgage, the majority of lenders still have products available. However, for new mortgages the range available may now be reduced. A number of lenders have withdrawn from the market temporarily. However, there are still lenders out there, offering new mortgage products. If you have any concerns, we recommend you contact the New Homes Mortgage Helpline (NHMH)/your broker to discuss your individual case.

How can I escalate my concern/complaint within BoKlok?
