The BoKlok concept

BoKlok is a groundbreaking housing concept, developed by IKEA and Skanska. Together we build blocks of flats and terraced houses for people who want to live in a home of their own, but still have money left at the end of the month.

The concept is born

In 1996, when IKEA’s founder Ingvar Kamprad met Skanska’s chairman of the board Melker Schörling at a housing fair, all new homes that were built were expensive and luxurious. No one dared to build affordable housing, regardless of the urgent need on the market.

No one except IKEA and Skanska, that is. Together we realised Kamprad’s vision to create affordable homes for ordinary people, and already in 1997 the first four BoKlok developments were completed.

The interest was overwhelming. As people were actually queuing outside IKEA-stores to buy flats, we invented a system that allowed people to choose flats through the drawing of lots. It works well with the BoKlok philosophy: Everyone should have the same opportunity to live well.

The concept develops

In the beginning we mainly targeted single parents with low incomes, young people leaving home, and seniors longing for easy and convenient living – and our block of flats were born. Then we quickly realised that our philosophy is just as appreciated by families in other living situations as well, so we developed the terraced houses.

Even if our houses look different, they have a lot in common. Inside they are all extremely well planned. All the amenities that a modern family needs are there, but without a single unnecessary show-off square meter. They are light and roomy, with big windows and extra ceiling height.

We believe that the outside environment is just as important for creating cosiness as the inside, so each flat has its own terrace, balcony or garden. Around and in between the houses we plant lawns, bushes and apple trees to go with the gravel paths. The actual gardening we leave to the residents. After all, shared responsibilities tend to create good neighbours.

We only build small neighbourhoods, so that everybody can get to know their neighbours and feel safe. We position the houses so that they form natural meeting points and we don’t allow cars in between the houses. If someone asks, we say that we build for people, not cars.

Smart and versatile

Don’t let the numbers fool you. Our square metres house a lot more than others’. Our architects and interior designers have carefully considered every centimetre in order to find the perfect balance, creating homes that are both spacious and affordable.

Block of flats

In our classic multi family house we combine the convenience and affordability of a flat, with the immediate closeness to green lawns and apple trees that usually come with a house. The best of both worlds.

Terraced house

This beauty is perfect for those who have outgrown their flat but not quite grown into a big house yet. For those who long for something of their own, but not for Sundays in a tool belt.

Inside the houses are space-efficient and bright, with one floor dedicated to common areas and one floor dedicated to bedrooms. Basically everything a modern family needs fits into these 108 well-planned square metres. And in the back there is of course a small private garden.



Flex block of flats

Our Flex block of flats is great when there is a need for more flats than our classic block of flats can provide. The sizes of the flats can be combined to suit the need of a specific region, and the buildings can be up to four floors, but not higher, as the building would simply become too big. BoKlok is all about being small and cosy.

Flex is a flexible building available in a variety of siding materials, colours and roof types.

 

More for less

BoKlok is not like other housing developers, and that makes us really proud. The idea of our concept is – in short – that our customers should get as much house as possible for as little money as possible.

When we started planning BoKlok we decided to look at some important facts first, such as: Whom are we building for? What are they able and willing to pay? And how do they want to live? The answer was: We should imagine our buyer being a single pre-school teacher with one kid, and a small wallet. This family would prefer something bright and roomy, near public transportation and nature.

One could say it sounds contradicting – such good living at such a good price – but we chose to take it on as an inspiring challenge. We decided: Our monthly cost of living should always be lower than an equivalent flat in the same area.

The concept has been successful, because we have managed to deliver what we promised. We have scrutinised our costs and cut, cut, cut. But only to a certain extent, of course. We never compromise on quality or sustainability regulations.

Greedy, sure. But not towards our customers.

One thing that cuts costs and boosts the idea of fair-mindedness at the same time is our sales process. Instead of meeting buyers separately – as other brokers do – we gather them all at the nearest IKEA store on a Saturday. There they can register and then a drawing of order determines who gets to choose flat first. It is safe, it is fair and it is efficient.

As green as we can be

Sustainability is super-duper important to us, both regarding the construction process and for the future. Here are some of our thoughts about that. 

  • Wood is better than concrete

    It might sound old fashioned, but wood is an important part of the energy saving building methods of the future. It is cost efficient and renewable. Wood has the lowest energy consumption and the lowest carbon dioxide emessions compared to any other building material. Also, wood requires less energy in the building process compared to concrete, and the forests prosper through being harvested wisely.

  • Indoors is better than outdoors

    We build all our houses indoors in efficient and modern factories. The fact that we build large volumes of identical houses means that we can be really thrifty when it comes to material and transports, and recycle leftovers. And since it seldom rains indoors, we don’t have to worry about dampness, either. 

  • New is better than old

    If the choice is between a new and an old house, the new is by far better. Simply because they have better energy performance, modern heating systems and efficient appliances.

  • Small is better than large

    The best energy is the energy that is never used. Those unnecessary show-off square metres that we never build don’t use any energy at all. Ever. 

  • Good, but not premium

    More housing for your money is our motto, and we mean it. But not at any cost. We never compromise on quality, and we never compromise on meeting energy and sustainability norms and regulations.

We really enjoy it here


We were lucky enough to choose first, so we got the four room apartment on the ground floor that we wanted.

We are positively surprised – the flat feels larger furnished than it did empty. The surface materials are nice and the details well thought out. And there is enough storage, we have built floor to ceiling shelves in the closet and the storage outside.

We moved in during the fall, so we haven’t enjoyed the outside areas yet. But we really look forward to summer!

We are pleasantly surprised


We lived in the area previously, so we knew we would like it here, but we are pleasantly surprised by our neighbours and our new terraced house!

The house is well planned and easy to adapt to our own needs. We installed a bathtub upstairs, turned the storage into a glass art studio and plan for tiles and a terrace in the front.

    Today IKEA stores around the world attract around 300 million visitors annually. All IKEA employees know the simple and straightforward business idea by heart: to offer a wide range of well-designed, functional home furnishing products at prices so low, that as many people as possible will be able to afford them.

    To achieve the low price, the IKEA designers cooperate with manufacturers to find smart ways of creating IKEA products. Then, the IKEA purchasers travel around the world to identify good suppliers with suitable raw materials. They buy in bulk – on a global scale – to get the best deals and pass the savings on to the customers. Last but not least, the customers do their part by picking up and assembling the furniture themselves.

    The IKEA range, consisting of around 10,000 products, is basically the same at every IKEA store. The store is where the IKEA range comes to life and it is laid out so that customers not only find what they are looking for, but also get inspired by creative solutions for home decoration at very affordable prices.
